Am I required to make my property available to Section 8?
No; The property owner has to make that decision if they are interested in the Jacksonville Sec-8 voucher program. -
Are you licensed?
Yes; In the State of Florida you must be a licensed real estate broker -
Can I reach you after hours?
Yes; our main office line is handled by someone on our staff at all times. -
Can you put the money directly into my account?
Yes; We process owner payments on the 10th , and again on the 25th (for any late rent collected) each month. If either of these dates fall on a weekend or holiday, they will be processed the next business day. -
Do I get to see the lease or sign it?
If you want to preview a blank lease; just contact the property manager. Generally , our leases are signed by a property manager. -
Do you sell real estate too?
Yes; In addition to providing superior property management services in Jacksonville and surrounding areas, we can also help you sell your property when the time comes. We are a member of the Northeast Florida Association of Realtors. Midtowne Realty has an existing relationship with the current tenants and is the best equipped to handle the listing and negotiate showings. -
How and when do I get my checks?
The owners are paid via eCheck (EFT) fast, quick and reliable service; however if they prefer check to be mail they can discuss that option with the property manager. -
How is rent collection handled?
All Tenants have the option to make their rent payments online via ACH or credit card. Rent can also be paid by cashier's check or money orders. Tenants can also mail or drop off payments to our office. -
How long of a lease do you sign?
12 months; however the tenant may request a 24 months lease... -
How much security deposit do you charge the tenant?
Normally the rent amount and security are the same amount. It could be higher based on the applicant. -
How soon can you start managing my property?
Once all paperwork is signed management service begins; normally within the next 24 hours. -
What type of properties do you manage?
Single family and Multi-Family Homes; Condos; Townhomes; etc. -
What type of reports do I get and how often?
You will receive an end of year summary and a 1099 by the end of January each year. -
Who holds the tenant security deposit?
All Securities deposits are held in a bank located in the state of Florida as required by Florida Statutes.
